Welcome to Casoli. A rural town approximately 600 meters above sea level on the east coast of Italy. From Casoli, you reach the sea in 20 minutes and find an abundance of beaches and restaurants with excellent service and food. Casoli is located in the region of Abruzzo, far away from crowded tourism and in a more authentic part of beautiful Italy.
Casoli is an old town located at the top of a mountain built around a medieval castle and church. Via Centrale is very close to the top in the old part of town, and this property dates back to the 14th century. Casoli has 7000 inhabitants.
Casoli is one of the old mountain villages in Italy that has not declined very much in activity because of people leaving. On the contrary, it is doing very well all year around. Wintertime is busy, and summertime is not crowded with tourists, which makes for the perfect combination and location. For instance, by the sea, wintertime is very slow and most shops and restaurants are closed, but this is not the case in Casoli. On the other hand, for instance, on the west coast and other regions, summertime is completely crowded with foreign tourists, which is not the case in Casoli.
The village has many shops within walking distance of the property and offers most of what is needed. If one requires bigger stores or shopping centers, there are many located in the surrounding valley, or one can drive to Lanciano, some 20 minutes away. There are several festivals during the year that engage all of the village, and every Friday morning there is a big market along the main street for as long as you can see.
There are 7 restaurants in the center of Casoli, within 5 minutes by foot from the property. Two more are underway and will open shortly. Within 10 minutes by car, you reach countless more restaurants. Casoli has some nice B&Bs with lovely owners, and 15 minutes away is the closest "high-end" hotel, Castello di Septe, with beautiful buildings, pool areas, gardens, fine dining, and top-quality service.
Casoli is located at the base of the Appenine mountains and offers quality skiing close by. There are two larger resorts within an hour by car, one overlooking the sea with magnificent views and the other, Roccaso, being one of the largest systems in Italy, equaling many in the alps.
The mountains offer many other activities as well. In close proximity to Casoli, there is hiking, rafting, climbing, and ancient Roman attractions.
This property consists of three floors. The total area is about 120 m2, though the walls are thicker at the base, making the living area larger higher up. It has been almost completely renovated at a no expense spared level with the highest quality materials. For the warm summer days, there is, of course, AC installed. One area that is not yet fully renovated, which is the bottom floor or the basement, has been prepared and has to be completed by the new owners.
You may enter the property from Via Centrale, which could be considered the main entrance. If you have kids, though, maybe you prefer the entrance from the garden instead.
From Via Centrale, you enter on the middle floor into an open living area with dining, relaxing, and a kitchen together. To the left, you enter the staircase upwards. Straight ahead, you exit to the lower balcony. To the immediate right, the staircase to the basement is located next to the kitchen. You exit into the garden. This floor has one toilet.
Stepping upside, you reach one large bedroom and one smaller one. Both access the bathroom from separate sides. The smaller room also reaches the top balcony with stunning views over the mountains. These magnificent views are a feature seen from almost any angle or window of the property.
The basement consists of one large room and one bathroom. There is also an exit to the garden.
The garden has been covered in beautiful stone to avoid grass and other things growing when not there, but it also has some chosen flowers and plants and a lemon tree. There is an outdoor kitchen and dining area at the top and a lower level for relaxing and sunbathing. There is an outdoor shower with solar heated water. Walking down the steps, you reach the basement and its separate entrance, while at the top, you exit to Via Garibaldi, which is a beautiful staircase famous in many pictures of the village.
The facade of the building is freshly painted, and the roof has been completely restored.
There are foreigners in Casoli, but most of them own properties. If occasional tourism occurs, these are mainly domestic people. The neighborhood below is a lovely Swedish family visiting for holidays and sometimes subletting on AirB&B.
The other neighborhood is an old palazzo, the Palazzo Ricci. One of Casoli's more famous buildings is currently being restored to its former glory by an American joint venture. There will be a number of apartments in the Palazzo that will be sold shortly. This project also consists of restoring the old and very large Palazzo garden, with pool area etc. These gardens border each other, though their garden does not have a view into this property because of this one being at a much higher level.
To reach Casoli from abroad, the closest international airport is Rome, some 230 kilometers away on the west coast. Picking up a rental car at the airport and driving to Casoli takes about 3 hours. There is also a just finalized decision to expand the airport in Pescara to international capacity. When that is finished, you may reach the airport in 45 minutes.
